Alright, so you are updated to 3.0 firmware, correct?

You should now have the Games option on the menu on your zune. There will be two games pre-installed, Hexic, and Texas Hold 'Em.

To be able to put user created games on your zune, you will need to download and install Visual C# 2008 Express Edition.
Downloads

After that is installed, download XNA Game Studio 3.0 BETA.
Download details: Microsoft XNA Game Studio 3.0 Beta

When those are both installed, connect your zune to your computer.

Click Start, Programs, XNA Game Studio, and then XNA Device Center.

A screen will pop up, click Add new device, Zune, and then click your zune.

Now, download some games from this site and extract them (if rar'd or zip'd) and run the .sln file.

This will open Visual C# 2008, when it is open, there should be a side bar with the game files. Right click the file with the Zune icon by it and click Deploy.

Now wait until it says Deploy successful in the left.
(repeat with all games)

Then unhook your zune and try the games out!

My guess is that the apps and games you are trying to use where made for XNA 3.0 CTP (The version before the current)

These games and apps no longer work with the newest version. Creators have to update them to work with XNA 3.0 BETA and the Zune 3.0 firmware.

I suggest reading the thread of the App and Games that you download and see if the are compatible with Zune 3.0 and XNA 3.0 BETA.
